Troy's Key Terms
NOI – Net Operating Income – “a property's yearly gross income less operating expenses”
IRR – Internal Rate of Return – “The IRR is the annualized effective compounded return rate which can be earned on the invested capital, i.e. the yield on the investment”.
NNN – Triple Net Lease - A lease in which the tenant pays rent to the landlord, as well as all taxes, insurance, and maintenance expenses that arise from the use of the property.
Gross Lease - A property lease in which the landlord agrees to pay all expenses which are normally associated with ownership, such as utilities, repairs, insurance, and (sometimes) taxes.
